The lifespan of luxury vinyl plank comes down to four things: wear layer thickness, subfloor preparation, installation quality, and how the floor is maintained after it goes in. Get all four right and a quality LVP floor can last 25 years or more in a residential setting. Cut corners on any one of them and you'll see problems well before the warranty period is up.
Wear layer thickness is the most direct indicator of how long the surface will hold up under foot traffic. The wear layer is the transparent protective coating on top of the plank that takes the daily abuse of shoes, furniture, pets, and anything else that contacts the floor. It's measured in mils, and the thicker it is the longer the surface resists scratching, scuffing, and surface wear. A floor in a high-traffic household with a thin wear layer will show its age significantly faster than the same floor with a commercial-grade wear layer, even if everything else about the installation is identical.
Subfloor condition is the factor that causes the most premature failures in LVP installations. LVP is forgiving of minor subfloor imperfections, but it has limits. High spots create stress concentrations at plank joints. Low spots allow planks to flex under foot traffic, which fatigues the locking system over time. Moisture coming up through a concrete slab or a poorly ventilated crawl space is one of the most serious concerns, and it's one that's easy to underestimate because the floor can look and feel fine for months before problems surface. For installations on concrete, including basements, a proper moisture barrier is not optional. Maintenance habits after installation have a larger impact on lifespan than most homeowners expect. Furniture without felt pads concentrates point loads on the wear layer every time a piece is shifted. Rolling office chairs without floor mats act like slow-motion sanders. Grit and sand tracked in from outside are abrasive underfoot and grind against the wear layer with every step. Regular sweeping or dust mopping to keep abrasive particles off the surface, felt pads on furniture legs, and mats at exterior entry points are simple habits that add meaningful years to a floor's useful life.
Most people focus almost entirely on product selection when they're trying to maximize floor lifespan, then hand the installation off to whoever is cheapest without asking about their subfloor prep process. The product matters, but a quality floor installed over a poorly prepped subfloor will underperform a mid-range floor installed correctly every time. A specific mistake we see is homeowners skipping the moisture barrier on concrete subfloors because the LVP they bought is marketed as waterproof. Waterproof means the plank itself won't absorb water. It does not mean moisture migrating up through a concrete slab can't compromise the installation over time.
