The flooring industry classifies 20 mil as commercial grade, but that classification is about durability, not about where the product can be used. In a home with kids, pets, or significant foot traffic, a 20 mil wear layer isn't overkill. It's the point where surface wear stops being something you need to think about over a normal residential timeline.Β
The commercial grade classification for 20 mil wear layer exists because that thickness was originally developed for retail stores, office buildings, and other high-traffic commercial spaces where floors take significantly more abuse than a typical home. When that same product goes into a residence, the result is a floor that is genuinely overbuilt for the conditions it faces. That's not a criticism. Being overbuilt for residential conditions is exactly why a 20 mil floor in a home can last well beyond the standard warranty period under normal use.
The math on wear layer degradation is straightforward. A thicker wear layer means more material has to be abraded away before scratches reach the print layer underneath. Under identical traffic conditions, a 20 mil wear layer lasts significantly longer than a 12 mil product, and dramatically longer than a 7 mil entry-level product. For a homeowner planning to stay in a house for 15 to 20 years, the difference in upfront cost between a 12 mil and a 20 mil product is modest compared to the total project cost. The difference in how the floor looks at year fifteen is not modest at all.
Where the overkill argument has some validity is in very low traffic spaces.
